How To Choose When To Move

Choosing when to move will depend a lot on when the property you are moving to is available and when you need to vacate your current property.

It will also depend on how much time you would also like to have the property empty and if any cleaning is needed before keys are handed on.

Most people move between November- January so be prepared for lower availability with companies and higher prices for the majority of services.

Moving out or into a rental property

If you are moving out or into a rental property, then good news, generally there is more flexibility in relation to when you can pick up and hand back keys.

Picking up keys

As a general rule, most agents will want you to collect keys from when the office opens on the day your rental starts. This is normally between 8am and 9am.

Returning keys

Most agents prefer keys to be dropped back to the agents office by close of business the day your lease expires however technically speaking you are paying rent that day till 11:59 pm so asking the agent if they have an after hours key return could give you extra time to have the property cleaned and fully moved out before you hand the keys back.

Moving out or into a property that has been purchased or sold

When it comes to purchasing a property, your solicitor will be able to advise you a rough time that settlement will take place and when you are required to be out of your current property.

Settlements normally take place between 12pm & 3pm on weekdays.

Moving in and out on the same day

Most property owners have their settlement dates for the property they have sold and the property they are buying to be on the same day. This is where you receive the money from your purchaser and then it is used for the settlement to go through for your new property.

The advantage to this is you are not needing to find temporary accommodation or storage which can save a lot of cost.

The disadvantage of this is if the settlement is delayed on the day, then you could be paying for a moving company to play on their phones whilst they wait, which isn’t ideal.

Moving in and out on different days

Moving in and out on different days definitely helps with reducing stress and allowing you more time to get your current property cleaned and vacated and gives you more time to have the property cleaned and prepared before you move in.

This may also allow you to complete renovations if needed.
